What this job involves: JLL is currently seeking a skilled Operating Engineer to join our Facility Maintenance & Operations Team at a biotech company. As an Operating Engineer, you will be responsible for the operation, maintenance, and repair of building systems and equipment. Your duties will encompass all aspects of routine and emergency plant operations, ensuring the smooth functioning of critical systems.
What your day-to-day will look like:
- Inspect, troubleshoot/repair or make necessary adjustments to minimize service interruptions and equipment downtime.
- Provides input to the planning of equipment system maintenance to minimize service interruptions and equipment downtime through reliability centered maintenance practices.
- Executing a wide variety of maintenance and repair work in relation to the installation, maintenance, and repairs of boilers, HVAC equipment, chillers, cooling towers, air handling units, building equipment and infrastructure in general.
- May oversee the execution of daily operations and maintenance activities performed by JLL and/or contract personnel and write safety and lock out permits for utility equipment. Provide guidance and mentoring, as needed, to ensure personnel perform the tasks required in a complete and accurate manner and delivered with outstanding customer service.
- Performs a wide variety of complex operating procedures to ensure the proper operation of the high-pressure steam boilers, lab utilities, emergency generator operation, fire pumps and others.
- Monitor water chemistry in boilers, towers, closed loop systems and make adjustments as required.
- Maintain areas for safety and housekeeping, always being audit ready in the event of tours of the boiler plant, chiller plant and lab utility equipment to include cooling towers, emergency generator rooms; main switchgear rooms, air handling machine rooms as well as steam stations and condensate return systems.
- Respond to all emergencies and takes appropriate action to identify problems and take corrective actions without compromising operations. Call on-duty mechanics for assistance and or utilize emergency call list when necessary.
- Will maintain all mechanical spaces in a safe, clean and neat manner at all times.
- Review executed work orders, logs, forms, and related documentation on a daily basis to help ensure they are complete, current, and reflect the tasks as performed, and are appropriately filed in the BMS CMMS.
- Ensure all safety, environmental, and site standards are strictly adhered to within the facility by both.
- Skilled and physically able to operate electric hand tools, work on a ladder, carry tools, lift and carry heavy loads, operate required equipment, and operate a motor vehicle.
- JLL and any JLL vendors performing work. Ensures compliance with OSHA regulations, all applicable building codes and JLL policies and procedures.
Work Schedule: Pittman 12 hour rotating shifts, weekends and holidays are required and Overtime.
Desired or preferred experience and technical skills:
- Strong technical knowledge and understanding of boilers, HVAC systems, chillers, cooling towers, air handling units, and general building equipment.
- Proficiency in troubleshooting and diagnosing issues with the aforementioned equipment.
- Experience in performing routine maintenance and preventative maintenance tasks to ensure optimal performance and extend the lifespan of the equipment.
- Skilled in conducting repairs and replacements as needed to address malfunctions and maintain functionality.
- Knowledge of safety protocols and regulations to ensure the secure operation and maintenance of the equipment.
- Ability to read and interpret technical manuals, blueprints, and schematics.
- Prior experience in a biopharmaceutical GMP controlled environment is a plus.
- Knowledge of Good Manufacturing Practices (cGMP) and Good Documentation Practices (GDP) preferred.
- Previous experience in working with a computerized maintenance management system (CMMS).
Required Skills and Experience:
- High School Diploma or equivalent.
- Should have a working knowledge of building automation, system controls, HVAC/R and boilers.
- Strong problem-solving skills to identify and resolve complex equipment issues.
- Effective communication skills to collaborate with team members and communicate maintenance needs and updates.
- Detail-oriented approach to document work performed, track equipment performance, and maintain accurate records.
- Flexibility to respond to emergency situations and perform repairs or maintenance outside of regular working hours when needed.
- Proficient computer skills.
- Must have general knowledge of industry maintenance and repair practices .
- Ability to work independently and plan work without direct supervision.
